1. General provisions
1.1. These Terms are an agreement between mavo (“we,” “us”) and the person who uses the mavo.am website (“you”). They describe how to use the website and post listings on it.
1.2. By using the website, you accept these Terms. If you do not agree to them, do not use the website.
1.3. You must be at least 18 years old to sign in to an account and post listings.
1.4. These Terms are drawn up in Armenian. The Russian and English versions are translations; if they differ from the Armenian text, the Armenian text prevails.
2. What mavo is
2.1. mavo is a platform for real estate listings in Armenia: sales, long-term rentals and daily rentals. We publish users’ listings and help people who sell or rent out homes find buyers or renters.
2.2. mavo is not a party to transactions between users and is not an agent or intermediary. The parties enter into a sale or rental contract with each other and are themselves responsible for its terms and performance. Payments under such transactions do not pass through mavo.
2.3. We review listings, but we do not verify users’ identities or their rights to the listed property unless the listing page expressly states otherwise. Moderation does not confirm that a transaction is legally sound: before entering into a transaction, check the property documents, including with the Cadastre Committee of the Republic of Armenia.
3. Account
3.1. You sign in with a one-time code sent to your email. mavo does not use passwords.
3.2. Access to your email means access to your account. Do not share codes with other people: actions taken after signing in with a code are considered yours until you notify us that you have lost access.
3.3. If you provide a name and contact details in your account, they must be real and your own.
4. Listings
4.1. You may post a listing only for a property that actually exists and that you are entitled to sell or rent out, either as the owner or on the owner’s behalf.
4.2. A listing must be truthful: the price must include its unit (for the whole property, per month or per night), the address must be that of a building in the mavo address database, and the area, floor and other specifications must match the actual property.
4.3. Photos must be of the listed property only and must be taken by you or used with the permission of their author.
4.4. One property, one listing. You may not post the same property again.
4.5. When the property has been sold or rented out, unpublish the listing.
4.6. A moderator reviews every listing before it is published. We may reject a listing or unpublish it if it violates these Terms or the law.
4.7. The order of listings in search results depends on the selected sort option. Under the default “Recommended first” option, boosted listings appear above the others until the boost period ends, and the rest are ordered newest first by the date of publication or of the latest refresh. In your Dashboard, you can boost your published listing for a period you choose. The boost period keeps running while the listing is unpublished. The mavo team can also boost a listing or end a boost. In your Dashboard, you can also refresh your published listing for free while it is not boosted, but no more than once every three days: in search results it is placed as if it had been published at the moment of the refresh, and its publication date does not change.
5. What is prohibited
5.1. On mavo, you may not:
- provide false information about a property, its price or yourself, including claiming to be the owner if you are not;
- post bait listings, that is, listings for a property that does not actually exist or at a price that is not real;
- post other people’s photos or personal data without their consent;
- use contact details from listings for advertising or mailings;
- collect data from the website by automated means without our written permission;
- circumvent moderation or the website’s restrictions, or interfere with the website’s operation;
- post anything that violates the law or the rights of others.
6. Contact details and translation of descriptions
6.1. The phone number in a listing is shown to other users at their request. To prevent numbers from being collected in bulk, we may limit how many times they are shown.
6.2. A listing description may be shown as a machine translation. Such translations can be inaccurate; the author’s original text prevails.
7. Rights to content
7.1. The rights to the text and photos of a listing remain with you or with their author.
7.2. By posting a listing, you grant mavo a license, free of charge, to store the listing’s content, show it on the website, reduce the size of the photos, remove metadata from them and add a watermark to them — for as long as the listing is published and for the period needed for backups and dispute resolution.
7.3. The website’s design, text and software code belong to mavo. The address database is built on OpenStreetMap data (© OpenStreetMap contributors), which is available under the Open Database License (ODbL).
8. Paid services
8.1. All services on the website are currently free, including boosting a listing. If services become paid, their price, duration and conditions will be shown before payment; by paying for a service, you accept those conditions.
8.2. Services, paid or free, do not exempt a listing from moderation and do not guarantee a transaction.
9. Liability
9.1. The website is provided “as is.” We try to keep it running without interruptions or errors, but we cannot guarantee this.
9.2. The author of a listing is responsible for its content. mavo is not liable for transactions between users, their performance or losses arising from them.
9.3. If claims are made against mavo because of your violation of these Terms, you must compensate mavo for the resulting losses.
9.4. The limitations of liability in these Terms apply to the extent permitted by the law of the Republic of Armenia and do not deprive you of your rights as a consumer.
10. Violations
10.1. If you violate these Terms, we may reject or unpublish your listings, restrict access to your account or close it. In cases of fraud or other serious violations, we may do so without warning.
10.2. Moderation decisions are kept on record. If you disagree with a decision, write to us at support@mavo.am and we will review your request.
10.3. You can report a violation in someone else’s listing by writing to the same email address.
11. Personal data
11.1. We process your personal data — your email address, name, phone number, listings and photos — to make the website work: for sign-in, publishing and displaying listings, communicating with you and moderation.
11.2. We store the original photos together with their metadata, including geolocation data, for moderation purposes, while we publish copies without metadata.
11.3. Our Privacy Policy explains in detail what data we process, where and for how long we store it, and how to delete it.
12. Changes to these Terms and account deletion
12.1. We may change these Terms. A new version is published on this page with its date and applies from that date.
12.2. We notify you of material changes in advance at your account’s email address.
12.3. You may stop using the website at any time and ask us to delete your account by writing to support@mavo.am. Your listings are then unpublished. We keep some data longer if the law or the resolution of a dispute requires it.
13. Governing law and disputes
13.1. These Terms are governed by the law of the Republic of Armenia.
13.2. We first try to resolve disputes through correspondence. If no agreement is reached, the dispute is heard by a court of the Republic of Armenia.
